WHAT BACKWARDS COSTS

A pitch deck, some excitement, wire instructions. That is the whole process.

Here is one deal where nobody asked. Not a fraud. Not a bad building. Just twelve questions that never got asked.

MONTH 0

The wire goes out. Value-add deal, three year business plan, floating rate bridge loan that matures in twenty six months. Nobody flags the gap, because nobody asks.

MONTH 9

Rates move. The rate cap is the only thing holding the debt service down, and the money to replace it was never reserved.

MONTH 14

Distributions pause. The first time the investor hears about any of this is in a quarterly update.

MONTH 20

The operator admits new preferred equity ahead of the LP class to get the refinance done. The operating agreement allowed it without an LP vote.

TODAY

The building is still standing. Nobody committed fraud. That investor is simply last in line now.
